Compulsory HIP Content

The HIP index does much more than simply list the contents of the Home Information Pack. Each item must be dated to indicated when it was added to the HIP. If there is compulsory content that is missing from the HIP then the reason for its omission must be included in the index as well as information regarding the action that is being taken to get it. It goes without saying that this should be the first document in the HIP and infact this is an official requirement. |

Energy Performance Certificates produced by a Domestic Energy Assessor provide an energy efficiency rating for properties that allow buyers to easily compare properties from a green perspective. These rating certificates are familiar to consumers as they have been used on household appliances for many years. The ratings go from A-G with A being the most efficient with the lowest energy bills. There is also an environmental impact assessments, again on an A-G scale with A being best, which gives an indication of the impact through CO2 emissions. |

Properties bought or remortgaged in recent times will be registered at the Land Registry and title information will be available upon request from them. In addition to the official copy of the title information the HIP must also include an official copy of the title plan, which is a map of the property and the surrounding area. For commonhold properties titles and plans must be included for both the commonhold and freehold. The unregistered titles are not as stringent and depends upon the documentenation that is available to provide the required title information. |

The sale statement provides some basic information about the property: - The property's address.
- The type of property.
- Whether the property is Freehold, Commonhold or Leasehold with number of years left on the lease.
- Whether the title is unregistered or registered at the Land Registry.
- Whether the property is being sold with vacant possession or occupied.
- Whether the property is being sold by the owner(s) or someone else.

The only compulsory searches in the HIP are the Local Authority Land Search and the Drainage Search. These searches are considered a minimum and provide information for buyers and mortgage lenders whether problems exist with sewers or drainage and provide information about planning and building regulations and pending decisions and road building proposals. |
