Compulsory HIP Content

The Home Information Pack must include the following as stipulated in the Home Information Pack regulations:

  1. Home Information Pack Index
  2. Energy Performance Certificate (EPC)
  3. Sale statement
  4. Standard searches (Local Authority and Drainage Searches)
  5. Title Information

Note: There are additional items required for Leasehold and Commonhold sales.

Optional HIP Content

There a number of items in the Home Information Pack that are optional:

  1. Home Condition Report
  2. Legal summary
  3. Home use/contents forms
  4. Other documents such as guarantees and additional searches.

Prohibited Content

If the content is not stipulated as optional or compulsory it is prohibited from being included in the Home Information Pack. The main driver for this is to stop companies involved in the production of Home Information Packs and its constituent parts from including marketing and sales literature.

 
What is a Home Information Pack? PDF Print E-mail

The Home Information Pack (HIP) was introduced in England and Wales for properties with three or more bedrooms on 10th September 2007.

The HIP includes a number of mandatory documents with key ones being searches, evidence of title and the Energy Performance Certificate (EPC). This document gives each property an energy rating which enables buyers to easily compare properties from an energy efficiency perspective. The HIP may include a number of optional documents such as a Home Condition Report (HCR). This report provides the home buyer with a ready prepared survey of the property produced by a licenced home inspector.
